Replacement cost vs market value
Market value includes land and neighbourhood factors; replacement cost is purely what labour and materials cost to rebuild. In expensive cities, replacement cost is often 30–50% below market value (land is valuable but the structure itself is average). In rural areas it may exceed market value. Always insure to replacement cost — buying coverage equal to market value risks over-insuring (paying premium on the land, which cannot burn down) or misaligning the payout with actual rebuild needs.

Guaranteed replacement cost and inflation guard
Standard policies pay up to your stated dwelling limit. A "guaranteed replacement cost" endorsement pays the full rebuild even if costs exceed the limit — critical after a widespread disaster when construction costs spike 20–40%. Inflation guard riders (typically 4–8%/yr) automatically increase coverage to track building-cost inflation. Both are worth adding for modest premium increases.
